    • New paint is the biggest return on your money when planning to sell. Exterior painting is one best left for the professionals. Masking, heights, over spray, running paint and lead paint mitigation requirements makes it worth your time/money to hire a professional, each professionals job comes with a warranty ranging from 7 to 12 years.

    • Interior painting can be a great DIY project and is a great way to keep cost down when selling. New interior paint give buyers a fresh and clean feeling while increase the sales price of your house. It is best to stick to cheaper white, off-white and lighter colors. Future buyers may way to repaint when decorating their new home.

  3. Professionally Clean Carpets

    • You know the feel of new carpet or flooring when you walk into a new house? Clean and fresh? Well your carpet might be a bit old but all is not lost. Having you carpet professionally cleaned can bring life back into your carpet, making it look new and fresh, without the cost of new floors. If your carpet is over 10 years old and showing signs of wear and tear then you might want to replace the carpet. At which point you will want to decided if a more durable carpet or laminate flooring is better for the high traffic areas of the house. A good laminate flooring with bring in a better value, but don’t worry about the bedrooms, most buyer perfect the bedroom to stay carpet.

    • Clutter is something we all have to deal with through out the years. It is important when selling you house to move thing that are out of place in house. Bookshelf clutter should be minimized to give a more open feeling in living rooms. As the same with counter top, desks, and tables.

  5. Roof check / Clean Gutters

    • I recommend that a licensed roofing contractor inspects the roof prior to selling your house. Roofing shingles have a recommended years of life, ranging from 20, 25, 30, 35 year roofs.     • Having a home inspection done before selling can be a great heads up of potential repairs. If repairs are found, before listing, this will give you enough time to resolve any issues. Home inspections range from $300-$500 depending on depth of work and availability. Home inspection also help in marketing the property to potential buyers, assuring them repairs have been done and it ready for sale.

  7. Professionally Market your Property

    • A real estate broker does two main things for the seller, Advertise the property and help negotiate the sale. When advertising a property I go beyond just listing a house on the local MLS.
